This project involved the fitout and refurbishment of 5 existing levels inclusive of Cuscal’s new Communications Room & ATM Test Laboratory on Level 1. The main challenge for this project included the necessary staging and co-ordination to facilitate the tenancy being wholly occupied whilst the works were being undertaken.

As Cuscal remained in occupation some of the main factors to be considered during the works were the co-ordination of power/communications shutdowns, noisy and dusty work, staged relocations across all floors and all other disruptive work was required to be carried out outside of normal working hours.

The Communications/ATM rooms scope of work included demolition of part of the existing offices on Level 1, new Services Infrastructure provided into both rooms included the installation of new CRAC, PAC & Split Air-conditioning Systems, UPS System, VESDA System, Mechanical & Electrical Switchboards, Fibre Optic Cable backbone connection to each of Cuscal’s existing floors, power connection to Cuscal’s Generator located on the roof, Suspended Lighting and Communications services.

The early completion of these rooms allowed Cuscal to progressively relocate all existing equipment from their existing Communications Room on Level 5 to allow the staged refurbishment/fitout of Levels 1, 2, 3, 4 & 5.

Level 2 was transformed into the corporate space which included high end finishes and detailing in the main reception, boardroom, meeting rooms and breakout area.
Levels 1, 3 & 4 were refurbished into modern open plan office facilities whilst level 5 was stripped out and made good for re-tenanting.
